Scam of a company. After having my electric EICR the company decided I need to pay an additional £30 because there were "more than 10 switches in my consumer unit". This information is not presented when you schedule a "3 bedroom" appointment. In fact it does state: *Electrical inspections prices are based on 1 fuse board only. Sales 1-3 Bed EICR Only £99*. So this is a stealth charge. The inspector came and failed the inspection based on 2 issues that were remedied with 1 hour (trivial if you ask me). I then proceeded to provided the photo evidence of the remedial works completed to the company to which they have dragged their feet and asked for £30 for the additional switches and another fee for an additional inspection at £78.00. This will literally be a person coming to my property and taking 2 minutes to check the photos that I have already provided.

Avoid this company. They'll try to fail you for anything and then charge you more for re-tests. Don't be fooled by the low initial cost of a test.

EDIT: The owner seems to think that the website is clear in stating the number of circuits, however, this is false. If you try and book an appointment and fill out the form it states "1 fuse board" without explicitly mentioning switches. I'm not sure what the owner is talking about when he mentions "quote". I haven't asked them to do any remedial works because I completed them within the hour of the test to a passing standard. They just want an additional £30 + £78 fee to re-attend and test. Still a scam unfortunately Andrew. I've attached a photo screenshot to prove that the circuits are not mentioned whilst booking an appointment. You should own up to the mistake and rectify your website.

Terrible experience; they failed to send the certificate until we contacted them approximately ten times, and when they finally did, it was incorrect. This required us to follow up with them severa more times. Additionally, some of their employees are quite rude, and the certificate was only sent after we lodged a complaint. Dealing with this company has been extremely frustrating. I would advise against using their boiler service, as they tend to identify problems and then excessively charge for repairs.

Often send inaccurate certificates - wrong dates, wrong address, wrong appliances listed on PAT etc and then have a v poor attitude to fixing. I won't be using again. There are now, thankfully, lots of well priced alternative providers to use. I'm a long-term customer who started using this company when there weren't lots of others to choose from. Hopefully, the others are better.

In reply to the response to this - the issue was not that which you suggest (being unsure what belonged to who). That is disingenuous. This time round, the certificate listed items not at the property (e.g a dishwasher) and missed a number that were there and tested. This is not the first time I've had this problem with this company, it's a consistent issue. Everyone makes mistakes. The real problem is when your staff have a terrible attitude when it's pointed out and don't cooperate in putting things right.

I had a really disappointing experience with Landlord Certificates during a recent EICR inspection arranged through OpenRent. From start to finish, the process was marked by poor communication, errors, and confusion.

First, I was incorrectly told my property was a four-bedroom (it’s a three-bed), which caused unnecessary panic and even led to a dispute being raised. I was later told this was a mix-up with another property — but no formal clarification was ever provided.

More concerningly, I was verbally assured by phone that the EICR had passed and there was nothing to worry about. In reality, the report had failed, and I only discovered this weeks later by chance via the OpenRent platform. No one contacted me to notify me directly, which is unacceptable for a landlord trying to remain compliant.

When I did eventually receive a quote for the remedial works, it was full of inconsistencies:
• The quoted works didn’t match the EICR or photo evidence (wrong number of downlights, wrong floor references, and duplicated entries).
• They included bathroom light fixes I had already completed and told them about — and no justification was given for quoting for two replacements.
• I had specifically requested a breakdown of C2 and C3 items separately, which was ignored.

To make things worse, when I called to raise these issues, one staff member told me he was too busy to follow up with me. Only after multiple calls and chasing did I get partial clarity, but still no proper resolution or updated quote.

I’ve wasted time, energy, and still have no confidence in the accuracy or fairness of what I’ve been quoted. I will now be taking this up with NICEIC and Trading Standards.

I wanted to thank Landlord Certificates for their help in organizing the Gas Certificates for six of our properties, the process was very smooth and best of all it was also very affordable.
I also wanted to thank the engineer Javed, he was very professional, quick and accommodating with our requests about logistics during the day when we carried out the inspections.

Absolutely awful for EPC. You won't get your EPC. The website and communications states EPC are ready in 2 - 3 working days. 7 working days later and after several phone calls chasing Landlord Certificates, still no EPC. Each time I call I am getting a different reason why it's not ready and they are going to chase it. 7 working days and they still don't know when the EPC will be available and refunds takeb5 to 7 working days. Would not recommend using them for an EPC. Very disappointed in Landlord Certificates.
