No, I am not frustrated (yet) about the wait time for the board's approval. Neither did my original review allude to that nor was my phone call about any delay. My review was about your managers lack of decency to 1) acknowledge my email 2) listen to what I was asking or was about to ask when I called 3) the rudeness which which she went about speaking to me. She presumed I was chasing about the issue without caring to listen. 4) Her rudeness wasn't deemed appropriate even if someone had actually chased a response.

My call was to 1) seek acknowledgement of my email (which I still haven't received) and 2) to find out that she has everything that is needed to present to the board.

Original Review: I had requested an approval for something by email and since I didn't have an email acknowledgement, I called them up on day 3. To my surprise the lady was pretty cross and answered that the board will decide and that she cannot be chased until she communicates. On asking when their board would meet, the answer was that they have their own calendars and she wouldn't know.

I further probed making a comment that it is very unorganized for a management company to not know their board meeting schedule which is when I was told that the board meets once a month (which was the first thing she should have said).

Avoid Haus Block Management at All Costs – Incompetent, Negligent, and Unreliable!

As a leaseholder in a property managed by Haus Block Management, my experience with this company has been nothing short of appalling. Despite raising concerns for years regarding persistent water ingress affecting the timber windows of our building, as well as the interior, Haus has consistently failed to take appropriate action.

Their incompetence and negligence have directly contributed to the worsening condition of the windows, yet they continue to delay, ignore, and evade their responsibilities. Communication is virtually nonexistent, deadlines are never met, and the services we are paying for are simply not delivered. Worse still, this culture of inefficiency extends beyond individual property managers—senior management is equally evasive, unaccountable, and unreliable.

This constant cycle of inaction and empty promises has left us with no choice but to escalate matters through legal channels, as it is clear Haus has no intention of fulfilling its obligations.

If you are considering working with Haus Block Management, think again. Their mismanagement will cost you time, a lot of money, and unnecessary stress. Avoid them at all costs!

UPDATE ON HAUS' RESPONSE:

Your response is a sham—spare us the platitudes. It is nothing more than public damage control, aimed at saving face rather than offering any real substance. Despite formal complaints, more than two further months have passed with total silence, no progress, and a continued lack of accountability—confirming what many leaseholders/residents have experienced first-hand: a consistent pattern of incompetence, evasion, mismanagement, and failure to deliver.

You continue to fall short of even the most basic professional standards and show no intention of resolving issues. Your ongoing inability to carry out essential remedial work—outstanding for years now (!)—speaks volumes. The sudden eagerness to respond publicly, while leaseholders are consistently left without any updates or answers, is frankly insulting.

Haus Block Management – incapable and an absolute nightmare to deal with!

Dealing with Haus Block Management has been one of the most frustrating experiences I’ve ever had as a leaseholder. They have continuously ignored serious maintenance issues in our building, including the persistent water ingress. This has been going on for years, yet despite numerous reports and follow-ups, nothing meaningful has been done. The situation has only worsened due to their inaction.

Their communication is abysmal—they rarely respond, constantly miss deadlines, and fail to provide the services we are paying for. Each time I’ve tried to get answers, I’ve either been ignored or given vague reassurances that lead nowhere. The high staff turnover only adds to the chaos, as new property managers come and go without any real progress being made. Worse still, senior management is just as unresponsive and unwilling to take responsibility.

At this point, it has become necessary to escalate things formally because it’s clear that Haus is either incapable or unwilling to manage the property properly. If you’re considering working with them, don’t. They are unreliable, unaccountable, and an absolute headache to deal with! Stay away!

UPDATE @ HAUS:

Your reply here is nothing but a cover-up. Years of mismanagement and inaction, followed by nearly three more months without progress despite a formal complaint, show your true priorities: avoiding accountability and ignoring leaseholders. You can’t even manage the basics. Stop wasting time on public posturing. It’s insulting and unacceptable!

Possibly the worst ever. Have been waiting over two years for damage caused from a leak to be fixed and signficiant structural damage to be addressed. I have lost track of the number of people I have spoken to and emailed, the staff that have left and the lack of replies to emails. The total chaos. I have never written a bad review. This is the first out of sheer desperation as I don't know where else to turn! I have no idea what we pay for. And we pay A LOT.

I hadn't heard of Haus before I purchased a flat in a block they managed. For the last 6 months, including during the purchasing process, they were impossible to get hold of.

I'm concerned they aren't in business anymore because they've not responded to any of my emails or calls for over a month. Any correspondence appears to be automated and is sent to the previous owner. Just bizarre.

I've called them 3 times today to discuss an urgent issue - the phone just rings off, no explanation.

For leaseholders my advice would be to avoid like the plague.

My review should read zero stars - they don't deserve the one.

We've not had any responses to any of our queries over the last six months, no information or confirmation of details upon purchase of our property, and right after being informed we had a new Property Manager, we received an automated response that he had left the company.

I'm not convinced anyone actually works here. If you're thinking of using them - please don't. I will be raising a formal complaint and going via the Ombudsman when they inevitably don't respond.

Edit : Yes I agree the block comes with a lot of complexity due to it being a grade 2 listed building And it's repair history issues. However, and this is the main thing to take notice of Haus knew all about this. We had hours of meetings with them before taking them on. They have wasted time and money since they've been our management agent and made the already big issues worse. It's now the end of the financial year for 23/24 and we still haven't even seen our 22/23 accounts from them. Totally dodgy, incompetent and utterly useless

Absolutely awful company.

They lie, take months to even change a light bulb. Our block is so in the worst state and needs £100,000's, of work doing to it due to Haus's negligence. Staff are in South Africa who are rude, poorly trained and incompetent

Management are awful. Aggressive when challanged and don't reply to formal complaints. The biggest mistake we ever made was moving to this company. Their Trustpilot reviews are fake too. I'll be removing the positive one I put up of them when they lied to get us on board as a customer. Avoid at all costs

Haus Block Management did a fairly good job when they took over Trinity Estates, a management company that is dire in every respect. Haus Block Management, however, need to improve the way they communicate with property owners. I found them slow to respond via their Portal or by email, and they couldn't even have the decency to inform property owners that they've stopped managing our block, of which the mantle is now passed on to Aspire Block and Estate Management Limited. No reason conveyed at all.
