My experience of this company has been nothing short of negligent. PMS was employed to manage a block of flats i was the leaseholder of. It took them 4 years(!!) to prepare a service charge account (8 page document) citing it was complex () these are supposed to be prepared annually per the lease and their management agreement which evidentially they disregarded.

They did not notify leaseholders of this extraordinary delay despite it being their duty to do so and instead hit them with a bill for £25k for unpaid bills which could have been avoided if they had of just done what they were required to as managing agents and manage the accounts in the correct manner. We continued to pay them to prepare these accounts, blissfully unaware that they were just pocketing the money and not actually doing this.

Its companies like this that give managing agents a bad name and put people off of buying leasehold. they didn't serve section 20b notices and because of this, took the back door way of recovering these monies from our reserve fund!

When their errors were exposed they frantically tried to prepare these accounts (they had now delayed my property sale by 4 months due to this!!) and offered me £300 compensation. This is just a drop in the ocean of the awful experience i have had with them. If you still wish to appoint them to manage your property or purchase a property managed by them i hope you have deep pockets as you have been warned!

Parasites in the building, with lazy and extremely greedy human parasites in charge. Dangerous faults: light in kitchen has water dripping rapidly from bathroom pipes, leaving puddles on floor. Ceiling caving in. This damage has been here for at least six months. PMS are only addressing it as we contacted Housing Standards via the ward councillor. And the have still not worked to fix it since visiting last week. The "handyman" who refused to remove a bloodstained and filthy mattress from my room, had the audacity to take photos of four rescued house trained kittens instead. Please find another management company. This one is immoral.

I've dealt with PMS managing estates on several occasions now having carried out building surveys for them. I've always found the company to be very helpful as a whole but have generally had Stuart as my main contact. Stuart has always been very helpful and efficient. I would have no hesitation in recommending them.

Terrible experience with PMS. I own a flat in a block they manage and the whole building is in disrepair. The mortor is falling out if the brickwork, the front door has recently been replaced on the cheap so that the lock regularly doesn't work and the roof leaks.
I reported the roof leak as an urgent matter when it was coming through my ceiling via my fuse box and running all the way down the wall. They sent a contractor out who seemed to have no idea what he was doing, swapped a slightly chipped tile and said it was fixed. Only for the leak to continue the next time it rained. This time I was told a contractor would be in touch to arrange to fix it and I heard nothing despite chasing for days. In the end I've had to source my own roofer who was instantly able to tell me what was wrong and pointed out all the major damage that was somehow missed by the previous contractors who must've wandered around up there with their eyes closed. Still no response from PMS about paying for these repairs, better off managing your property yourself.

A very trustworthy, reliable and professionally managed company. Always available for advice and quick to respond to reported problems. Grant Sutton (Property Manager) has always provided expert advice in a timely and professional manner. Grant is definitely the best property manager I have ever known. Please don’t leave! 🙏👌👍 10/10

They do not return calls which is not very professional at all.
Since the departure of Grant, the property manager who was responsible for the building I live at, things have definitely gone downhill.
I do have to add there are still some very supportive people who work at PMS (Sharon for instance who always takes my calls promptly and tries her best to assist). The same cannot be said however for those in positions of responsibility within this organisation.

I have recently retired as house manager of a retirement block in West Sussex.
PMS took over as our managing agents in 2009. At the time we had major problems with the block that was a new build. The roof leaked. The windows had been fitted badly and we had a faulty lease that was useless and left residents unable to sell their properties.
PMS dealt with all these problems along with many many smaller problems professionally and efficiently.
They dealt with the NHBC to get a new roof, the windows have been replaced and we now have a working lease.
We were particularly fortunate to have Grant Sutton as our property manager. Nothing was too much trouble for Grant he dealt with the many problems immediately, always answered my telephone calls, visited when ever requested and even when I knew he was extremely busy never made me feel that he didn’t have time for me. Working in an environment where the residents are elderly brings many problems but Grant made this easy for me and he’s relationship with EVERY resident was impeccable.
So thank you Grant for all your help over the years. Also I would like to thank Dan Malone an Liam Furr. There are many more at PMS that are two many to mention because to be honest the whole team are first class and I recommend the company to anyone.

I think their score says it all.... Sadly PMS have managed our block since 2018 and it's in the worst state it has ever been. Our security is compromised with broken gates for endless periods of time, communal areas dangerous with holes in floors and roof leaks leading to loose materials and black mould. The management team don't respond or acknowledge any issues and leave a junior team on the front line to field complaints and requests with no ability to make change.
